PARKING – Access, Visitors’ Parking etc…
Basement Car Park
Access to the basement car park is available to Lessees with parking spaces within it. Should you experience any problems with garage door keys which operate the vehicle access door, please contact the Managing Agents.
If you do not own or rent or have specific permission to use a parking space, you are not entitled to enter or park any vehicle in the basement car park. If you wish to enquire about renting or gaining permission to use one of these spaces, please place a notice on the residents’ noticeboard in the foyer. All car parking spaces are for vehicles only and are not to be used for storage purposes or maintenance works.
Private Parking Company and Visitor Permits
In order to ensure that the visitor car parking spaces and resident spaces are available for genuine owners/tenants and their visitors, currently (2016) Limehouse Cut Management has instituted a private parking service – Ace Security Services (0844 809 9940) – to monitor the car park and its usage and this company is authorised to issue fines to those vehicles that either do not display a current and original (NOT photocopied) Visitor Permit or are parked without the permission of the Studio Owner/Tenant to whom the parking space belongs. Please note the operating information signs that are prominently displayed in the car park.
If you are not in possession of a Visitor Permit please contact the Managing Agents, Rendall and Rittner, to organise the issue of this. Tenants should note, that the Visitor Permit is usually issued to the owner of the Studio and therefore the Landlord of the Studio should be contacted in the first instance.
Limehouse Cut Management (567) Ltd is also able to issue on the spot fines to illegally parked vehicles.
Please be aware that neither the Managing Agents nor the Board of Directors of the Management Company are able to dismiss or void fines incurred within the car park. It is the responsibility of Owners and Tenants to ensure that all visitors (whether workmen or guests) are given an original Visitor Permit to display. Please also note that Owners/Tenants/Guests/Work Vehicles etc., park at their own risk and Limehouse Cut Management (567) Ltd does not accept any liability for vehicles or their contents left on the premises.
If your space is occupied by an unauthorised vehicle or if you come across unauthorised parking in any of the visitors spaces, the Owner or Tenant using the space should contact Ace Security (0844 809 9940) to report this. You will need to give them the site name (Spratts’ Development), space number, your name, address and contact telephone number. One of their agents will attend to take photographic evidence and issue a ticked for £130, reduced to £65 for payment within 14 days.
Rules for Visitors’ Spaces
Each Studio will be issued with a single Visitor’s Permit specific to that unit which must be clearly displayed on the dashboard of any visiting vehicle.
These spaces are for bona fide visitors only. This does not include employees of businesses based on the site, or tradespeople working on long term projects (more than 48 hours).
Maximum stay 48 hours or 72 hours if including a Saturday and Sunday.
No return within 24 hours.
Visitor bays are marked in blue to assist in identifying them.
Note that:
Flat 102 Foundry House is NOT entitled to park on the estate.
Flat 301 Foundry House is NOT entitled to park on the estate.
Flat 305 Foundry House is NOT entitled to park on the estate.
Flat 306 Foundry House is NOT entitled to park on the estate.
All flats in Fawe Street Studios are NOT entitled to park on the estate.
Foundry House is NOT entitled to occupy visitors’ spaces.
Patent House is NOT entitled to occupy visitors’ spaces.
Fawe Street Studios are NOT entitled to occupy visitor's spaces.
15 minutes will be allowed for loading/unloading (a note must be displayed clearly on the dashboard advising which property this vehicle relates to).
Alternative Parking Facilities
Scratch Cards: Also available at the One Stop Shop in Chrisp Street Market – cards which you can give your visitors to allow them to use the residents’ bays in the street for up to 5 hours £1 each, maximum of 240 per year. Those residents who qualify for the London Freedom Pass are also eligible for free scratch cards – more details again on the Tower Hamlets Website or One Stop Shop.
NB: Limehouse Cut Management is the owner and manager of the car park for all buildings. Although the visitor spaces are officially only for use of Limehouse Cut residents, Leaseholders from other buildings will also be issued with Visitor Permits as a gesture of good faith and are expected to abide by the rules as laid out. This does not imply any transfer of ownership of these spaces.
NOISE - Clause 16
That no musical instrument radio television gramophone or other sound producing instrument or apparatus shall be played or operated and that no person shall sing or shout in the Demised Premises in such manner as to cause unreasonable disturbance to any of the occupiers of any other parts of the Building
NUISANCE - Clause 17
Will not do or permit or suffer to be done in or upon the Demised Premises or the Building or the Grounds or any part thereof any act or thing which shall or may be or become a nuisance damage or annoyance disturbance or inconvenience the Lessor or the Lessees or occupiers of any other parts of the Building or of the residents in the neighbourhood of the Building or which may render any increased or extra premium payable for the insurance of the Building hereunder or which may make void or voidable any policy or policies forming such insurance or which may damage the Building or any part thereof.
CONDUCT IN GROUNDS AND COMMON PARTS - Clause 19
The Lessee shall not nor shall he permit or suffer any occupant of or visitor to the Demised Premises to sing shout or play any musical or sound producing instrument or apparatus in the Grounds or the Common Parts nor to leave or deposit therein any chattel rubbish animal or thing whatsoever nor to lock or block the means of escape from fire therein
REGULATIONS- Clause 21
To observe all reasonable regulations from time to time made by the Management Company as to the conduct of the Lessee or the occupants of or visitors to the Demised Premises within the Common Parts or the Grounds and as to the use of the Roof Garden
The Management Company decides what services it will provide, for example cleaning or employing a management agent. The Management Company will use the money it gets from members to budget for items such as: maintenance
