Introduction
Limehouse Cut Limited are committed to fair and transparent selection of persons who wish to assist with the maintenance or upkeep of our building.
The board are collectively committed to ensuring that the building is properly maintained in the most cost effective manner.
The maintenance and upkeep of the building must necessarily be undertaken by appointed contractors overseen by our management agents, of late there has been some interest expressed by lessees and residents in helping out with these tasks on a regular basis.
The board welcomes all such expressions of interest and thanks all those who have expressed them.
There are considerable difficulties involved in taking up such offers
The Issues
Health and Safety
Any persons undertaking any work for LHC Ltd must have adequate legal and up to date insurances. No works can be carried out without such documentation being in place.
2. Skills
Any person carrying out any works for LHC Ltd must be in possession of skills adequate to the task.
3. Selection
Selection must be on the basis of the greatest benefit to the building and on no other basis. Selection must be fair and transparent.
4. Performance Monitoring
In order for selection to be seen to be fair performance of all persons and or contractors selected to perform works on behalf of the board must be monitored and measured. Continued use of selected persons or contractors must be only on the basis of satisfactory work completed.
5. Employment legislation
Recent employment legislation makes it incumbent upon any employer to provide pension payments, sick pay, etc for any employee. Because it is often not clear except, after legal action has been taken whether a worker is classed as an employee or not, LHC ltd must consider it’s liability in these respects before accepting any offer of employment.
The Policies
Due to the above issues LHC Ltd regrets that it is not able to accept any offers of paid employment to lessees or residents acting as private individuals.
Volunteers (unpaid) for specific tasks may be considered on a one-off basis subject to H&S certification and evidence suitable skills being avialbel.
